Plans have been registered with the London Borough of Lambeth for the redevelopment of the site to provide a single building incorporating a basement, ground floor plus 14-23 upper floors.
Developer London Reality (Nine Elms) is behind the scheme, which has appointed architects Squire & Partners to produce plans for the site.
In 2021, planning permission was granted for the Nine Elms Skills Centre Development, providing a new Technical College. This permission included outline planning permission for student homes located on Plot C.
The proposed new tower proposes 262 new homes which compromise; 182 market rent units, and 80 discount market rent, situated on a brownfield site to the rear of Lambeth College, Vauxhall Campus on the corner of Belmore Street and Brooklands Passage.
The discount market rent units will be delivered as 53 Tenancy Strategy Equivalent Rent Units and 27 London Living Rent units. This equates to 35% affordable housing on a habitable room basis.
It is deemed unfeasible to incorporate an additional residential core for low-cost rented accommodation and the entire scheme will therefore deliver as a so-called “tenure blind” development.
The site is situated within 10 minute walk of Nine Elms underground station, Wandsworth Road London Overground station 15 from Battersea Power Station, and under 30 minutes from Clapham Common.
447 long-stay cycle parking will be provided across the ground floor and basement of the
building with access from two lifts located at the end of Belmore Street.
The proposals will be complemented by 8 short-stay spaces located within the landscaped public realm.
Vehicular access will be limited with only accessible parking provided on-site. In total, 8
accessible parking spaces (equivalent to 3% of unit numbers) will be provided to the north of the main entrance.
Landscape residents shared amenity areas on the ground floor adjacent to the pocket park, which will be provided on the 15th level, and the provision secure playspace onsite for 0-4-year-olds.
Nearby plans for 525 new homes surrounding a re-provided educational facility for the same college were proposed for its Clapham Common site a few months ago.
