Plans submitted for 916 homes in Brentford

Plans for the wholesale redevelopment of 27 and 1053 Great West Road have been submitted to the London Borough of Hounslow, seeking full reserved matters planning consent.

The site covers a total area of approximately 1.83 hectares and is comprised of two adjoining plots of land that front the Great West Road (A4).

The site is broadly rectangular and currently comprises a seven-storey, multi-let, office building that was formally the European headquarters for Sega HQ (27 Great West Road), and a part four/ one storey warehouse (1053 Great West Road), as well as 250 surface car parking spaces.

The Site is located within the Great West Corridor Opportunity Area (OA) as set out in the London Plan. The London Plan targets the delivery of a minimum of 7,500 new homes and 14,000 new jobs within the OA.

The proposed scheme if consented and built out, has 916 residential dwellings; 630 would be for private sale, 136 for affordable rent which are suspected to be for Social Rent, and 150 for Intermediate rent across five new building podiums. P

The proposed residential units would be delivered mainly on the upper levels across five buildings, with flexible commercial uses provided on the ground floor. In addition to small and large purpose-built industrial workspaces dotted around the site, to compensate for workspace lost through the demolition of the existing premises.

The residential aspect of the Proposed Development would include 60% dual-aspect units, prioritised in the affordable tenure and family-sized units and those facing onto the Great West Road. There would be no single-aspect north-facing units.

The Rented and Intermediate units would represent 35% of the habitable room on a 50/50 split.

The scheme would also deliver a 1,580sqm public square for the benefit of the existing and future community. The layout and scale of the square have been robustly designed to take into account movement and footfall from the Brentford F.C. Community Stadium.

A public square would be centered around the restored and relocated Brentford Fountain, acting as a landmark feature of Brentford’s industrial past and attracting visitors to the area.

The Proposed Development also crucially safeguards a significant portion of land to facilitate the construction of a West London Orbital Station (WLO), at Lionel Road when funding conditions improve. Initial plans for the WLO indicate a future station named Lionel Road. This is alongside the provision of 1,821 cycle spaces including short-stay.

This site has been earmarked for development as outlined in Hounslow Council’s local plan, which is set for resubmission as part of Regulation 18 Consultation in early 2024. The site currently is allocated for 500 residential units, 18,870sqm of business floorspace; 990sqm of retail floorspace; and Safeguarded land for a new West London Orbital Station.

Proposed by developer Areli Developments (‘Areli’) and Tikehau Capital, who has appointed a principal project architect Benoy.
