Newham’s Populo Living has submitted an EIA to the LLDC’s initial plans to refurbish James Riley Point, on the Carpenters Estate in Stratford. This is the first phase of the wider redevelopment of the Carpenters Estate, scheduled to take place over 11 years.
Opened in 1969 the tower is one of three tower blocks on the estate. It currently contains 132 residential units however, the tower is uninhabited since September 2012. The management of the estate was transferred from a Tenant Management Organisation to the Newham council in 2015.
The scheme which has been drawn up by lead joint architects Metropolitan Workshop and Proctor Mathews envisages the increase in residential units from 132 to 137.
In addition to various energy efficiency improvements, external balcony space is provided to ensure compliance with space standards.
More importantly the ground-level green space next to Carpenters Road will be turned into a multi-functional community and general public space including new sports and recreational facilities and a possible residents roof and grow garden.
Detailed plans for James Riley Point are likely to be approved before the end of the year, with works starting in Spring/Summer 2022. Whilst James Riley Point is set for extensive refurbishment, Lund and Dennison’s point are set for demolition to make way for new builds.
