
Proposals to amend the 2020 consent for a residential tower in Stonebridge Park in the London Borough of Brent have been submitted seeking full detailed planning permission.
The application for the redevelopment of Argenta House is next to Stonebridge Park, London Underground and Overground station. The application is a joint venture between Latimer / Clarion Housing Group and Cervidae.
In August 2020, planning permission was secured for a 24-storey tower comprising 130 units, and in April 2022, permission was then secured for 26 tower delivering 141 units. In June 2022, Latimer & Londonnewcastle entered into a joint venture and purchased the site, with the affordable housing percentage increased to 43% with works starting on site on the 1st consent.
In June 2023, the contractor Henry Construction entered administration, with the construction then stalling. In May 2024, a new venture was formed between Latimer & Cervidae and Londonewcastle, entering a joint venture.

The proposal seeks the excavation of the site and associated works, including the removal of the existing soil, development of a 30-storey buildin,g including the retention of piling and structural works, incorporating 180 affordable homes, including 88 social rented homes and 92 intermediate homes, across a mix of one-, two-, and three-bedroom homes.
Other scheme features include the creation of a new public ‘play plaza’ to the west of the Site, alongside other public realm and landscape improvement works, the naturalisation of Wembley Brook, enhancements to highway land, and other associated works.
Furthermore, a commercial kiosk unit to accommodate a retail, food, or drink, in the hope of animating the surrounding public spaces and the ground floor.
The proposed development will provide 100% affordable housing. Of this 49% of homes will be social
rent and the remaining 51% will be shared ownership. This equates to 56% social rent and 44% shared
ownership, by habitable room.

The immediate area around Stonebridge Park has several other similarly tall proposals in the works, including the now consented series of buildings adjacent at Stonebridge Place.
Meanwhile, the local authority, in partnership with Stonebridge Real Estate Development Limited (SRED), is working up proposals to redevelop the Unisys buildings which has been partially derlict for over 15 years.
As well as the Bridge Park community leisure centre, which was Europe’s largest Black-led community enterprise when it opened in the 1980s and is cherished for its part in Black British history.
Initial plans from the most public consultation indicate over 1,000 new homes across all tenures, a replacement leisure and community centre, and other commercial uses, in plans expected to be submitted later in 2025.
